Legal Documents

For every lot that appears in our auction catalogues, we ask the vendor's solicitors to provide us with legal information.

This will generally include:

• Special Conditions of Sale,
• Title Deeds, Office Copy Entries,
• Searches (where seller is providing),
• Leases (if applicable),
• and any other pertinent information.

It is important that either you or your solicitors inspect the Legal Pack prior to bidding at the auction.

Legal Pack Orders

Legal Packs are available to view for free online by clicking here. Legal Packs for properties offered by our sister company Westcountry Property Auctions can be viewed for free online by clicking here.

Alternatively, a photocopy of the Legal Pack can be ordered by calling us on 0870 240 1140 or if you wish to receive a photocopy of a Legal Pack relating to properties being offered by Westcountry Property Auctions, please call 0870 2414 343.We make an up front charge for this service and payment can be made by Credit or Debit card when you place your order. (Please note this charge is not recoverable)

Legal Packs can be viewed free of charge by visiting our offices in Chelmsford, Essex or Exmouth, Devon where we hold copies of the legal packs leading up to auction. Please phone the appropriate telephone number above to make an appointment.
This information is also available for inspection on the day of the auction at the auction venue from where the property is being sold.

Legal Pack Updates

It is your responsibility to check with us prior to the auction whether the Legal Pack has been revised by the seller’s solicitors or new documents have been added. If you have viewed the Legal Pack online then you will automatically receive an e-mail update advising you that the Legal Pack has been amended. If you have ordered a hard copy of the Legal Pack or viewed it at our offices then a hard copy of any new or revised documents will be posted to you.

We will endeavour to provide you with copies of legal pack updates either online or by post as soon as possible before the auction. Some documents are however received on the day of the auction and it is essential that you check with the correct auction office and/or inspect the Legal Pack in the auction room prior to the commencement of the auction to see if any amendments have been made.
