HIP Information
From 6th April 2009, the law requires all homes (with certain exceptions) in England and Wales to have a Home Information Pack (HIP) before the property can be marketed.
The HIP will comprise the following key documents from the very start of the home-buying and selling process:
What is an Energy Performance Certificate (EPC)?
The EPC will tell you how energy efficient the home is. It will be rated on a scale of A – G. The most energy efficient home will have an A rating. The EPC will also advise as to the impact the home has on the environment. Better rated homes will have lower Carbon Dioxide emissions.
Government believes the average Energy Efficiency Rating for a dwelling in England and Wales is band E (rating 46) as of the 1st June 2009. Recommendations will also be included in the EPC about how to make the home more energy efficient.
