Legal Documents
For every lot that appears in our auction catalogues, we ask the vendors' solicitors to provide us with legal information. This will generally include:
- Special Conditions of Sale,
- Title Deeds, Office Copy Entries,
- Searches (if applied for),
- Leases (if applicable),
- and any other pertinent information.
Where applicable a HIP will also be provided either alongside or as part of the legal pack.
This information is available for inspection on the day of the auction at the auction venue from where the property is being sold or, if you wish, you are welcome to visit our offices where we hold copies of the legal packs leading up to auction. Please contact our offices on 0870 240 1140 to make an appointment.
Legal Pack Orders
A photocopy of the pack is available from the Auctioneers (if received by them more than 2 days prior to the auction). There is a modest cost for this service and this charge is not recoverable. To use this service telephone the Auctioneers on 0870 240 1140 with your credit card details. Alternatively send an email to sales@auctions.cwea.co.uk and one of our sales team will contact you.
Legal Pack Updates
It is important that you check with us prior to the auction if you have read the legal information in our office or ordered a copy of the legal pack to ensure that you receive any documents subsequently received by us. If you have already ordered the legal pack from us, these will be forwarded to you at no additional cost. Additionally, we advise all interested parties to inspect the legal pack held in the auction room prior to the commencement of the auction. Please read the conditions of sale referred to at the end of the catalogue in relation to all legal matters.
